When you did your loan mod was the only thing modified the interest rate?

I do a modified BRRR in that if inherited tenant is desirable I do the rehab upon tenant turn over which implies I owned the RE longer before refi than a traditional BRRR so I ended up getting more than my initial investment out of both those properties.  

Repositioning would be to change from an investor/developer to owner occupant and/or to modify the loan terms to satisfy a new designation in this case. 

However, dwellings in this grade...are constructed from individual plans or from highly modified or upgraded plans. 

Can anyone point me to a template or agreement that I can modify for this situation?

I prefer non-section 8 because I can quickly modify the rental home to take advantage of the changing market place.

I am an entrepreneurial-minded person and am always looking to adjust and modify ideas about and I think real estate is finally the vice I have been chasing.

Reducing the price by this amount maybe another option.You or the seller should offer something in exchange for an easment.  1/2 the cost of modifying the roof seems a reasonable option to me. 

Do you have to accept all the terms as presented or can you modify or remove the tenant if wanted? 

Also modifying off the shelf prints they’ll charge a premium for it if they get it right.
