You may find that the supply is far greater than the demand now that the pandemic crisis is considered done. 

You also bring up good points about where the next crisis might stem from.  

I used to work in bank regulation during the crisis, so we used to see all sort of interesting shenanigans, forensic accounting investigations, etc.

The whole country is living through a security/cartel war crisis never seen before.

Every time I hit a crisis point I finally reach my oft-absent JV partner and he's enthused about his plan to remedy the situation.

The deal is when you purchase something valuable for you but it is considered worthless by the seller (and in general by the local market).I spent few years in the US during the Real Estate crisis.

By the way, it was easy to see the coming housing crisis of 2008-10 with similar news stories.

No more plumbing crisis on the holidays, because I know my guys are ready and will be there for me.Of course this all on top of excellent tenant screening, tight lease arrangements, and teaching my tenants how to be good tenants so that expectations are managed appropriately.  

In the 5 years I've had rentals in Asheville, supply has gotten lower and lower and we are apparently in a housing 'crisis'.
