Don't open a VA LLC you need to register this LLC in SC as foreign company, so you have to set 2x taxes, not good in your case.I'm surprised that Legal Zoom told you this thing with the address, maybe you had not chosen an registered agent but this is wanted by state?

There are members who have no colleagues other than @Joshua Dorkin for whatever reason that they have chosen.  

I could not have chosen a better path even if I planned it.

Unless the chosen investors pay zestimate prices, in which case they will be out of business within a year.
