One of the things I should have included in my thread is; what is the best book I can buy for a beginner?

I have read Brandon's book on real estate investing, J Scott's book on estimating rehab costs, and have begun on David Greene's long distance real estate investing book. I

Building the brand that they started with Scott's "Set for Life" book is a good move and the personal finance space could use a practical & professionally done podcast.

I'm a newbie in the intro phases of my REI career (saving for a down payment, reading every book I can get my hands on, etc.) and I stumbled across this thread.

Yes Bigger Pockets has been HUUUGE in my life but honestly what got me started was a little e-book I came across called 7 years to 7 figures, or something like that, which led me here to BP and to buying our first tri-plex.

Chapters #12 and #13 focus on creating a Scope of Work and creating a budget, and the Estimating book is essentially a deep dive into both of those chapters.In fact, when I was originally writing the flipping book, chapters 12 and 13 ended up being over 200 pages by themselves, which is why I pulled them out and turned them into the separate estimating book.

There are so many ways you can go about it and get creative to maximize your results.If you haven't already, a book I would recommend reading/listening to on audible is BRRRR by David M Green.

I have to agree that this book is incredible.
