Detroit has changed by leaps and bounds over the past decade, but the only ones that really appreciate it are the locals...and by that I mean those living in Michigan...specifically SE Michigan.

If you look at the 295 corridor (except for SE Jax which is very developed all over), as a general rule once you step out of that circle, you are further from amenities and heading to the country. 

I don't think having an LLC is "necessary" per se...although I opted to make one for a few reasons 1) Eventually you'll be going to DSCR loans (after your personal DTI is maxed out).

A property management company's income is from management of properties not from the collection of rent.using a PM company may turn income that is normally exempt from self-employment taxes to being subject to SE Taxes.Best of luck.
