@Orlando Kell I have found it harder to get refi if the property is under an llc, so if you are planning to go that down the road you may want to check with local banks, most of the regional banks classify it as commercial and will ask for historical P&L which a new LLC wont have.

If you're okay with getting leads from all over the city or county and wholesaling them, then run general ads like signs and classified ads.If you want leads from certain neighborhoods, then use targeted ads like flyers and direct mail.So really, just decide where the easiest place would be to find deals you could get a bargain on, or that need repairs, and where you would easily be able to find an investor to wholesale them to, then choose your marketing around that.Ask your buyers list what areas of ton are their favorite places to buy.I would probably run bot kinds of ads.

@Huascar Tavarez I certainly don't but let me give you a few better ideas about how to find such a person than posting here. 1) Go to all the apartment buildings in the area, see who they use and see if you can hire them for some part-time work. 2) Check the classified in the local paper for 'handyman' ads. 3) Go to home depot, Lowes, any building supply places and ask for referrals for someone to do a specific job. 4) Drive to where new construction is happening with some cold drinks and snacks and chat the guys up there,

My point was that despite the fact that the overall zip code of 32244 is bordering some very rough neighborhoods and has some mobile homes and questionable areas within it I wouldn't go as far as @Jeffrey Wardlow as to classify it a D neighborhood.
