Technically I am not a new member, I see the newsletters but first time logging in.

IE the value of the standing timber goes up 12 to 14% in a static market if the log prices rise this can get into the 20% range.. also you have ZERO to do .. we hunted on ours rode our quads shot our guns.. cut our Christmas trees and generally just enjoyed it.. never touched it..

@Joe Gore  I just logged into my account using Firefox and the issue is slightly different but did not disappear. 

I mean I get it I try to make as much as I can on my new builds and other deals I do and for sure we made HUGE margins in the timber industry but we also risked capital and market conditions and in logging literally your life  LOL.  

Every time I enter the unit it feels warm, I have been logging the temperatures in all 4 units since this occurred back in December and the temperature in the living room of each unit has been above the required limit of 68, and most of the time above 71.

I have requested the maintenance logs the last two years, leases (with move-in dates, current lease dates and terms), any capital improvements the last three years (to your point probably minimal given this is the time the useful life of things starts expiring), and any evictions/late pays the last two years.  

Sewer is not close enough to pepper my property with 22 homes but can be short platted with boundary line adjustments. 16 homes max provided all the soil logs test good.

This one is an original 1940's log cabin with lots of privacy (3 acres!)

I suggested putting candles in it or you buy electric logs (Amazon under $100).
