Since the interest rates are high and rent's wont cover mortgage , i'm ok with paying money every month with hope equity build up and rates going down in future  .

You will be paying for materials and the subcontractors , not him , he just wont be adding his mark up into the project . 

For example, I have a potential client that has decent unit with a solid location but the decor/furnishings remind of a frat boy out of college meets IKEA/Amazon.A unit like this will suffer from poor design and the reviews will show as well which I do not want affecting my reputation or Super Host status.Do I just decline taking them on if they are not willing to work on it?

Its up to the agent .. some will some wont.. 

They wont let us have access to any property without paying all the taxes.

The extra cash will help because it shows that you have reserves, but you wont automatically get a sweetheart deal just because you have X amount of cash. 

Then for sure you are the owner and there is no dispute with insurance companies if you suffer a loss.
