Anything the owner paid directly you are probably not going to get from the widow, you are not her first priority.   

You don't know if she (and her children) will view you as a real estate shark trying to low ball a vulnerable recent widow.

Through a little digging I've also come to find that the owner is a widow who didn't initially have any interest in the building, as it was her husband who was mostly involved with the building.The owner has made no effort at making the building better and just collects the 5 checks that come in every month, even though there is an opportunity to collect more!

If that's the case, yes, they're jerks and their agent is unethical...but only an attorney can tell you if it's worth pursuing.Then again, I flip-flop and think, well, I do have a heart and if the deal is with a widower or someone who seems to really NEED that money I'd be tempted to let it go...l would only know what to do after you getting in a room with EVERYONE involved and just hearing them out.
