I am considering moving a mobile home from one lot to another in a mobile home community within the city of Edmonton, AB.

Depending on what class (A, B, C) of property you are looking to build a portfolio with the price may lower but not by much.

Reminds me a lot of what the banks are going through - the profitability is being squeezed out of A/B flips and LTRs, so investors are reaching for yield with deals that are not properly priced for the risk in my opinion.

Buy in a B or higher neighborhood that will hold and increase in value.

Cincinnati will cash flow normally up to a B grade area, but B+ on is going to break even or be negative

On the top of my head there are different ways of managing your multifamily properties, (7-12 units) I am curious as to your experience of how to best manage it in a B to C class neighborhood.  1. 

Some of the data seems off such as Davis Island being a B+ neighborhood.

Getting put in a B area, that cash flows is more than possible.

,I do C/D properties, so I know it wouldn't work for the fancy A/B people.. but the absolute smartest thing  I did about 4 years ago was doing EVERYTHING the exact same  white-- Du Jour - semi gloss-- by Valspar at Lowes to be specific.
