I carry a very small, very light 8 shot 22 caliber revolver everywhere that's legal.

Likely just light cosmetic, fix ups, bath and kitchen remodel, landscaping. 

Unfortunately, most focus on preparedness for when  claims arise rather than running their business in a manner that can prevent or reduce the likelihood they come to light.

It sounds like most of your issues came to light during your due diligence.

Renovated bathrooms, kitchens, added washer dryer to each unit and new lighting throughout.

Although only light "fixing"-- mostly cosmetic stuff. 

It's clear wholesalers aren't seen in the best of light, but many investors still use them.

There is a lot of grey area on this site, as there is on most sites, and in the interest of wanting to be fair to posters and not be ridiculously heavy handed, most mods will give posters the benefit of the doubt on the front end, maybe with removing a post and a warning or something similar.

If you have experience and it's a light rehab, it can be a different story.2.

If you are going to have trouble with sub to, it will from your insurance company, so I'd tread lightly for sure.
