They can name a new trustee and if you sell an interest you don't own they can see you at you new digs at the courthouse.Also they are familiar with escrow aren't they, there are independent escrow companies in California that handle such things, try the yellow pages.

We did it because there were a few subdivisions where we'd seen people come in and put in bright purple or bright yellow houses, and it threw the whole neighborhood off.

Both, your ability to qaulify and staying under your entitlement.Look in the yellow pages for mortgages, most banks do government loans as well as many mortgage companys.....pick one, call several, but you won't find much difference on VAs.

I hear folks saying that there's no business model for full retail priced leads if you are not an agent.A yellow letters campaign turns up MORE of these types of leads than motivated sellers who will sell to an investor in todays market.

You can ask other investors in your local REIA, search the MLS for homes listed as potential short sale, or do your own yellow letter marketing using a pre-forclosure list.You will likely need cash on hand to catch up the mortgage and/or give the seller money to move.Hope this helps and good luck!
