Doing this (renting both entire house and single bedroom rental) allows us to be able to tap into 2 separate target audiences and accomodate those singer travelers, couples coming to the area that would normally scroll past our listing due to size/cost. 

We handled everything in-house from the point that we acquired the properties to listing them on our website and pushing them out thru an internal sales force that did outbound calls to investors.

I hired a contractor with a solid reputation for working with international investors, and we agreed on a total cost of $495K, to be paid in stages.

I am looking to invest in Temecula,CA  with the purpose of renting bedrooms to traveling nurses.  

I used nothing but systems to get to this point as I had a successful and stressful career where I travelled a ton.  

My team and I are traveling next week to meet contractors; look at land for hotel development on the beach side. 

Besides being worried at adding complexities to my properties, I genuinely don't really know what people want, because when I travel I'm not spending the kind of money that people are obviously spending at these ultra high cash flowing properties.

We make thousands extra each year on pet fees and have never had any damage.Most of our guests travel with their pets.

I dont know how many units you are talking about, my biggest problem was tenants having easy access to me.I finally decided to use a software and got an internal property manager so moved away from it.Currently setting up the maintenance request portion of it, so will see how it goes.
