Our offer was accepted a few days later so it seems they are still ready to sell, but they took it off the market even before accepting the offer.. possibly due to added stress.When our attorney reviewed the purchase agreement, they came back with 34 amendments for us to review before sending it back to the seller.

I'm strongly considering doing a type of FHA financed multifamily investment, that would let me purchase a small property with a very small down payment (3.5% to my understanding) and possibly live in/fix up/rent out part of it etc.Thought this would be a good resource to added to my toolbox.

Addition; Sorry Miko- with respect to adding the cost of the garage, I would explain that since there is no reference of garage assignment in their old lease, we must make it available (first to the existing/inherited tenant) at a "reasonable" cost or offer it to the potential tenant who has shown interest in the garage.

Somehow I thought it would be hundreds or thousands, since I remember it being stated somewhere as a % but obviously so not the case.The property's listing agent mentioned since it's a fixer, to avoid the tax going EVEN higher by simply rehabbing/renovating the property rather than pulling permits to remodel and/or to add beds/baths/etc.. which would cause the tax to skyrocket even more due to added assessments on improvements.
