Be careful IMHO of anyone who is only tilted toward their side of the ledger. 

Personally, I think the difficulty of managing multiple LLCs would tilt me in favor limiting them.  

Sometimes these options can be heavily tilted to the seller.

You have presented 2 solutions that essentially look like either you are staying all cash or leveraging full tilt. 

I won't be investing in the riskiest/most supportable asset subclasses such as hotels, and tilt my portfolio the ones that have historically been more stable such as multifamily and single-family housing.
