Rookie interested in turnkey/ syndications

Hi, 

Newbie here! I am looking forward to taking the plunge and starting my RE journey. I work a full time job which makes it difficult for me to spend time on a hands-on project. I am thinking that turnkey properties or syndications would be a good strategy for me. Dallas, Texas is my location of interest especially for properties for now but the market here seems so overpriced. Is Dallas a good area to focus on? Also, when it comes to syndications, what are the most important things to look for when vetting the sponsor? Thanks :)
