Today I met a potential investor, he is a respiratory therapist helping me with a sleep issue.  

This is something I have had done for a pair for traveling physical therapists who want our place for 3 months.

My two cents- there's nothing here for you to "navigate," you're not the tenant's friend, lawyer or therapist.
