The rest of the costs will be electrical, fire suppression if needed, insulation, new/repaired HVAC etc....that could be quick and easy at $5 per square foot or as much as an additional $25 plus....Sorry I can't be more specific but your question is one of the many that fall into the "it depends" category.Mike

If more people want to own, rents are rather suppressed and property values relatively higher.In an area where values are high and rental income low, the rental income sometimes barely covers your interest and tax payments.

Less so with the 4Plex buildings that we own (which is 3), as, i assume the competition with the similar units keeps the prices suppressed a little, nobody wants to be the first one to jump up their rents...We are also buying new rentals for which we are paying a bit more than we did a few years ago, but since the rents can be higher by a few hundred dollars, we can still make the numbers work.
