If you inherit a tenant and they have been a good tenant, I see no reason to suddenly ask them to submit an application for a potential lease renewal. 

A lot of research and studies have come out around high paying jobs make large impacts. 

Thats very highly unlikely. 

So sad...... what is scary too is they only have them 10-20% contained and they are expected to get high winds again which can carry those embers pretty far. you also have to think these fire fighters etc. have been working around the clock and must be exhausted.

Is it wise to buy some units with high cash flow and low appreciation, and others with lower cash flow but high appreciation to diversify my portfolio?  

Yes, they have some high fees but all and all such an easy process.

Don't put a high list price based on what you want, needs to be based on solds
