You *could* bill proportionately in more of a RUBS style with out meters.

It was previously listed for-sale and for-rent when i got tired of the short-term rental model hassles and fees.

This model seems to work very well in that market.  

They also did the STR model while househacking and are doing well.It can be done, but you may need to get a bit creative with your tenants, not just relying on the LTR model.Best of luck!

For that reason I built a full-functioning cash flow model taking into account hard money, the mortgage refinance and all relevant operating expenses to assess monthly cash flow.

I will continue to tweak my plans and eventually find a nice niche that fits my investing style.   

I had one that also did a flat flee for leads but there are other ones that do auction style.

If you are doing wholesale investing you need to have other strategies and models in place besides this one.
