I've been looking south into Pueblo and maybe the fringes of the Springs but I may end up going out of state for my investing.

IMO look for the “fringe” areas for investments. 

Granted, I have an extensive house manual that answers most questions, but there will always be fringe questions that people need help with.

Basically, you want the fringe.

The cost of everything is going up from the cost of housing, labor, to materials, borrowing and holding and there are fewer and fewer houses available, so I would expect to see some companies start to wilt a bit and create fringe policies.  

I am in Edmonton and still quite green as far as real estate investing goes, so gazing out into these sort of fringe markets probably would have escaped me.

Across the general history - Jews and Christians get along fine aside from fringe groups or the uneducated.
