It is not a "data" thing.This is the actual reason why it is so hard to become successful in this space.  

The price to rent ratio one can get in the Section 8 space in Detroit is next level. 

This is a big challenge in the MTR space.

For example, you could showcase the family-friendly amenities, outdoor spaces, and stylish interiors all at once, similar to the one shared here (this is a listing photo, so I would recommend you change the text to fit your guests).

It can still be profitable, but I would suggest getting your cash flow going and then venture into that space after some time. 

It tends to hide marks better.Walls: Neutral tones like SW Repose Gray, Behr Swiss Coffee, or Moore Classic Gray are renter-friendly and modern.Trim and Doors: Use a crisp white like SW Extra White or Moore Chantilly Lace.Accent Walls: For a touch of style, consider an accent wall in soft blue-gray. 

It has 3 units, an additional dwelling unit in the garden level, and 2 garage parking spaces (which I've come to realize are quite valuable where the property is). 

There is something to be said for knowing your ideal avatar, but you are taking on a lot more red tape and a lot less learning possibility.When you are a non-local investing out of your area, you are a mark for every deal out there.

Just like @Mark Cruse stated I don't want to loose money every month on any investment.
