This will be a place they can put their detergent, bleach, etc or even to store some folded towels etc.

Remember soft costs like staging, appliances etc. in your numbers.

The beach at Hunting Island was much different and the sand was soft and the surf was great. 

@Erika Caba I think if at the end of the year when you can evaluate the situation as a whole with everything taken into consideration and are looking at your tax returns if your goals have been accomplished with this building, whether it’s positive cash flow, off setting W-2 income, whatever, then I’d say it’s too early to throw in the towel.

not true. we build a stacked triplex. 50k land, 300k hard cost, 10k soft cost, appraises 500k, rents for 5k a month. total return of capital within 12 months. we build at 20-25% equity because it's direct to developer and general contractor. we are vertically integrated.

I want to bring a landscape company for both soft and hard scape improvements.
