I have no doubt that I would learn any new avenues quickly considering my current experience, but I would still be taking a step backwards for the time being.

I think a great strategy would be to find someone who would like to house hack with you, and maybe even someone with a bit of experience local to the area that you trust and know very well to go in on the deal with you.  

*I aim for a certain guest experience and keep occupancy lower to minimize wear-and-tear and respect my neighbors.
