Tenant screening (at least the one built into Smart Property Systems) has a full credit report, and screens homeland security records, sexual predator records, criminal history at the state or Federal level and verifies identity.

This inability to delay personal gratification for the purpose of securing affordable housing demonstrates immaturity.

It would be a deep gratification to fix it up and Have a stable place for her to rent and start her adult life.

There are other paths to the end goal you have, its likely they would take more time but delayed gratification is the name of the game to successful real estate investing. 

@Jason Belovich I do love the idea that you have to delay any gratification and continue to reinvest.

Living that way is a choice based on immediate gratification...very difficult to give up.

Its short term and produces instant gratification, and you can use a loan to do a flip with minimum cash in the deal.
