They are early in careers and not making high salary, so price sensitivity generally is an issue, rents go up too much they can and do leave for other buildings or other markets.Our projects are now entirely out of the millennial markets, serving a totally different population.If you are seeking to hold long term, or are attempting to build to a different demographic, then that should inform your unit mix.

I’m Leaning toward the helo because I can get fixed rate for up to 60% LTV for 20 years and keep the 3% primary loan as a safeguard against falling rents, if that ever occurs.

Their primary safeguard to protect that goal is forcing their partner (the borrower) to have as much of their own money in the deal as possible, such that if they quit making payments the bank is whole.

That business model works well for more static assets (private placements) but is not generally best for investments that are more time-sensitive in nature or involve a lot of transactions (rental real estate, tax liens, etc).There are a smaller number of firms that provide plans offering checkbook control.
