is there some other property you can buy that will cause you less stress, back out of this oneAlso the advice not to do any rehabbing on your first property is very on point. the new renters probably wont notice. i had no idea how little they care about small stuff. put rugs on it.just wait until you ask them to sign the new lease, you'll hear a few swears from them!

If you can afford a few area rugs for high traffic areas to protect the hardwoods then that will help them last even longer.Other than that, at first glance from the video I'd say it looks like a decent rental unit.

FYI, my lease does require tenants to cover 50% of the laminate flooring with area rugs and padding beneath, but it hasn't seemed to help much.

If you go with wood flooring I would recommend any thing made with bamboo which can take a beating and to extend the life of the floor you can add in the lease " rugs most be supplied by tenant in high traffic areas"For Kitchen Cabinets I wouldn't mind Ikea, its cheaper then the home depot line up and not to mention they can offer lego like buildable interiors but also can offer lots of replacement parts.
