The Condominium is high rise new building w/ high service luxury amenities including concierge services, valet parking etc.

Somewhere in the middle may be an LTR owner who is used to doing the hard work of tenant selection, routine maintenance, and rent collection.If that owner is used to doing all of that work to receive their monthly rent, would it be appealing to enter into a business-to-business lease with an MTR arbitrage operator?

It’s probably still a bad deal for the owner to install in more than about 10-15% of the assigned parking spots.

Maybe something unconventional like storage units or mobile home parks?

Subject to zoning I see self storage, parking, tow lot, semi parking, etc.  

Does tenant need to handle the small amount of landscaping outside of parking lot, for instance?  

Think lakefront properties in small towns, destinations with new attractions (casinos, amusement parks)...Another idea is investing in properties suitable for accessory dwelling units to create dual-income setups, especially in cities with relaxed ADU regulations.
