They just walk away, leaving the homeowner with $10.00 and his plans to move up in flames.I've seen others where wholesalers brag about making $50,000 as their (illegal) fee, meaning that they stole that much equity that rightly belongs to the seller.If a licensed agent mistreated a seller that way, the real estate commission in any state would issue discipline ranging from fines to license revocation.

It reads "If all or any part of the property or any interest in the property is sold or transferred without lenders prior written consent lender may require immediate payment in full of all sums secured by this investment".....and so on.HOWEVER I have an "Adjustable Rate Rider" on my mortgage which I believe invalidates this clause.

In general, it feels a bit unfair to charge you a full new lease fee after 3 months, for allowing the tenant to break the lease w/o your approval/consent/knowledge.
