Some places are totally renovated but 2 out of 3 in the area are still similar to the condition of mine.I estimate $40K to repair and paint the siding, resurface wood flooring, update kitchens/baths, and other cosmetic fixes and updates.

Rest of rooms and hall is carpet.On the hardwood I have 2.50 sq ft quote for 3 layers of resurface and finish.

For example:-The parking lot/driveway needs to be resurfaced -Water heater will need to be replaced-Pluming is currently galvanized which from what I understand will need to be replaced with copper -roof, etcIs there an insurance policy that I can get that will cover me for those maintenance/repair expenses that I foresee ?

From this, I learned that #1 I will never use a GC again, and #2 Have a list of your lead time items (granite, windows, refinish floors, resurface tubs, etc).
