My area for example has to have certain signage and an emergency shut off button located directly by the hot tub.

MAYBE in B- areas.But it's really hard to find just plucking something "rent ready" from the MLS.

Maybe it's property location.

My agent was a very nice older lady, but no idea about investing, it all worked out and once the first rent checks started coming in started gaining some confidence.
