While I know Brandon and his team has experience, the going in cap rate is very low for MHP (I was told mid single digit).

The greater the differential in interest rates between the interest rate of the loan on the subject property and the prevailing current interest rates between the greater the probability that the lender will accelerate the note.  

As a parent, and landlord, and previous renter I will always choose to live or rent in the area with the higher rated schools - maybe they aren’t Blue Ribbon Schools, but a C+ rated Elementary School > F Elementary School.

I also have no interest in being in the car wash business, or the laundry business, or the AirBnB business, things like that which seem to appeal to a good number of people, but not me.I like to KISS, and just focus on market rate rentals, 12 to 18 month leases.

In 2020/2021, when rates were at all-time lows, this area was super hot, like most other Atlanta markets, and investor demand was high.

Prior to viewing with clients, I am usually have an idea of the general area, vacany rates, market rents, and property types that suitable for LTR.

It might mean giving up a lower rate but if you do not have the personal capital or do not want to part with it, it is the easiest way.  

It's not as high performing as what's traditionally recommended (it's still cash flow positive but has a small margin) but that has a lot to do with the high interest rate.

They look solid and well built, it's the high crime rates and the developing area thats my worry.
