Hi All,I  heard a lot about wholesaling real estate and it’s sounds like a good way to enter real estate with a low investment.Only thing is I get very skeptical when I see gurus on YouTube pushing and selling courses for certain industries. 

and for the life of me I cant see what these guys do that a very good RE broker who specializes in those assets could not do for you and far better frankly. 

But even if one ended up with 500k in cash .. thats a nice nest egg to start over with and realize that there is a ton more to RE investing than collecting doors and debt. 

Since you are stating out in RE, I would say house hacking might be the way to go.

It’s actually kind of sad that our education system is so lacking that people enter the adult world with zero competency in finance.  

Every youtube video I find when searching this problem involves someone replacing or moving an electric box that either hasn't been wired yet or is re-wired.

I found my handyman through my RE Agent. 

Year over year we've seen impressive appreciation rates and often times investors are able to re-sell at a profit a year later with minimal to no work.

We've had zero phone calls answered or returned, multiple promises or calls "tomorrow" to talk through issues unmetAt this point we've hired another PM (Sadly MidSouth Homebuyers, whom we have other properties with and have had nothing but excellent experience, wouldn't manage this location) who is now going through re-keying the property and assessing the state of the rehab.This was a test property for us, so we learned what we wanted to learn on this transaction.

Mostly due to the fact my spouse and I agreed on her to have zero involvment in any sort of RE investing (and its our home) I think once you have a good 6-12 months of reserve cash (operating expenses for your own life saved as a back up incase things go bad) save enough liquidity to get the ball rolling on your first invesment.
