I have a lot in a small Texas town that I am looking at for new construction, essentially as a raw land flip over to duplex or SFH, which I will then house hack for a few years before renting out fully.

I've recently had a few youngsters tell me they prefer the 'rawness' of JC to the 'yuppieness' of Hoboken.  

One of my single family in Euclid had a problem with raw sewage during heavy rains mixing with the rain water and filling the basement with over 12 inches of that disgusting stuff. 

Those that are affected will not even be able to get back into their apartments for at least another 2 or 3 weeks with the overflow of sewage and raw pollution. 

Each new thought has the life expectancy of a fruit fly.
