What you're probably referring to are what I call "pseudo" investment clubs which limit their  discussion to a relatively tiny # of deals that also happen to be ones where the club is taking a cut from the sponsor (usually via a referral fee from the sponsor or a portion of the promote).

My belief is there are 2 primary plays in coastal CA cities 1) patience (long term coastal CA RE has always produced good to great return) 2) value add.  

I was of the belief 5 units (triplex plus 2 ADUs) would make it commercial MF and valued on NOI and cap rate, not comps.   

I have a number of friends that believed in similar "highly safe" promotions by deal sponsors and are now deeply regretting the investment.

Generally people do not have agendas and usually keep thier personal belief and views out of things generally.
