I mean we spent hours together and anyone that knows houses there are a million little things that need to be fixed and without the right guidance you can lose precious time; like daily trips to Home Depot and Lowes.

Real estate investing started for me in the middle of the South Pacific digging for precious minerals on the sea floor, we had several months offshore and I had picked up a copy of “Rich Dad, Poor Dad” at the airport in Australia, I had also picked up a Men’s Health.

For us we were able to scrap enough to buy a house often enough that not selling our precious few houses didn't negatively impact us.

Of course, within notes there are easier and more difficult approaches such as buying up performing notes from an investment provider (turn-key) to shopping for discounted, non-performing notes.In a perfect world, one would create a portfolio that has a nice balance of different properties and notes of various types in different markets to achieve diversity - as well as perhaps some traditional equities/funds, maybe some precious metals as a hedge, etc.A budget of $100K could most likely be placed into one or two key investments.  

Time is my most precious commodity. 

After running several pro forma scenarios, I’m highly confident that this property will cash flow after rehab.I’m going back with both my contractor and electrician (both of whom are family members offering some of their precious time) this weekend to inspect the home and prepare a fair market estimate/scope of work.

Even just part time and my money could have been working for me much better than leaving it in the stock market and precious metals.

I have set some goal (milestones AND times)  I have begun writing a Business Plan (Anyone who can help or steer me in the right direction, I know time is a precious resource but I would appreciate the guidance).
