Marina improvements ahead of us, county jurisdiction liberties on STRs, and an upcoming golf course has really made this area go nuts!

Trying to stay ahead of the game and be proactive. 

Keep any plants or tree/branches away from the house even the roof.

I own thirteen mobiles in one of my parks and the only way it pencils is that we A) take very good care of the homes staying ahead on the maintenance, B) Rents are high in the area so we can charge $550 over the pad rent which is $450- so $1000 per month.  

I will, of course interview and do my own due diligence with these companies, but I just wanted to get an idea from everyone that could possibly give me a heads up on who's great or who to stay away from.

Of course, in hindsight with what the market has done, I wish I'd gone full steam ahead, but in the moment I was playing it cautious.I'm also looking for income to quit my W2. 

You can buy a luxury home in Florida for example for $1M to $1.5M bigger than a $2.5M home in CA.They make Hurricane Proof homes now so its not that bad if you plan a ahead.  

House hacking can also be a solid way to offset expenses early on.It sounds like you're diving in with a great mindset and skill set—being handy and managing yourself puts you ahead of the game. 

I'm not sure if it was just that we planted the seed but the timing wasn't right at first?
