I'll buy the coffee if you buy the plane tickets!

Specialized skill in solving unique problems will set you apart from the run of the mill investment strategies and formulas.This a people business and a problem solving business, not a "real estate supermarket" where you merely pluck properties of the shelf looking for the lowest prices, highest yields, and comparison shop like going to Walmart or Costco.My personal preference after 20+ years of investing is that I would much rather drive a 2-3 hr radius digging deep for opportunity than hopping on a plane for 3 hrs one way, spending a week in a hotel and buying off the shelf.  

If they are too high, what should I be expecting then with the amount of cash we are planing to invest?

Sorry to be so harsh but this is the equivalent of getting in a plane and asking how to fly it.

I'm lucky to have made some good money at my last startup, so I'm hoping to parlay that into a real estate business and avoid the city lifestyle.When I'm not working, I enjoy riding my horse, flying planes and working on my house.

A plane ticket out here will show you the difference.

If you have to buy a plane ticket and stay in a hotel , thats 700 bucks.  

My only hold up about this property is that it isn't in the greatest area of town, and it is in a flood plane.

The same goes with plane tickets - once you're on the plane, a coach ticket to New Zealand feels the same regardless of whether you bought it at Fred's House 'o' Cheap Flights or from a full service travel agent.A house is completely different.
