Some of the major things that need to be addressed are foundation cracks on the perimeter of the house and the roof. 

I move that equity into another property that fits my rental perimeters. 

We have a few storage units on skids but we put a fence around the perimeter (utility has a gate code) and we use it for boat and RV parking.

Put the oscillating tool on top of a scrap piece of flooring and cut the entire perimeter of the room-good time to get the door jambs as mentioned above. 

I was thinking a combo of grass, mulch along the fence perimeter and one or two gravel areas with lawn chairs for tenants to hang out.

The previous owners had a $7k system put in including a sump pump and perimeter drain to prevent such an occurrence from happening.

It probably needs another $20k in rehab, we have put up a perimeter fence, added insulation to attic, connected to city sewer and addressed a few electrical issues due to age of home.
