Turnkey rentals inspection report/ repairs

Hey Everyone, 

looking for some advice.  I recently had an inspection report for a property and It was an old report.  The contractor claims things were repaired and showed a couple photos of the repairs.  Some of the major things that need to be addressed are foundation cracks on the perimeter of the house and the roof.  What is negligible as for foundations and roofs.  On the back of the house there is a small mud room that appears to have a slight slump in the roof.  I know that the roof and the foundation can be major repairs and this freaks me out! Any advice is appreciated!
