If you're the type constantly sitting on the fence watching, and needing to be ready to pounce on a deal at any moment, this might not be the best idea unless the goodies from those points outweigh your rate being a little higher (or if the goodies will be for enough to buy the rate back down to what it would be if your FICO wasn't bruised).Please don't do this, have a tanked FICO score, and then b-tch to your lender that you don't have the sexiest interest rate there is.

The benefits of owning your own LLC or S Corp far outweigh the costs, and if you can't support the basic business structure then you may not benefit from the business you're trying to generate.Get properly educated by someone that can see the business from multiple angles and has mastered the multifamily market in your area.

For me, the benefits outweigh the drawbacks so I will continue with the deposits because the tenants I pushed to this option were the ones who kept asking me to come collect the rent in person.

I would rather not sell the property as it has an amazing view is across the street from national forest and I fell the income potential out weighs the sell value.As far as the donation, I would in theory get a tax write off as they are titled much like a car is.When the house was in decent condition,(2003ish) i got $650 pr mo if im not mistakenI would have to do an almost complete rehab on it to get it in livable condition, New siding, roof, Ceilings, carpet, doors, back porch and patch alot of holes in walls.

We are in this to build wealth.I believe that given the goal of building wealth in the most rapid and manageable manner, that the advantages of buying a multi-family property, living in one unit, and renting out the remaining units far outweigh the advantages of buying a standalone investment property as a first investment.

It's more expensive primarily because this deal has a different risk profile than a conventional one and non-conventional lenders have a higher cost of capital (which they pass along to you in the form of higher rates).Generally I think the way to think about it is the profit you stand to generate from this deal far outweighs your cost of short-term capital.
