Our cleaner returned today to double check everything and found a tv remote missing (I know this happens a lot), chocolate stains in the carpet, more blood stains on other linens, bath rugs, and furniture, more furniture stains, etc.

Make them based on what your tenants need (not want) which would also allow for them to customize (furniture use) to their tastes.I wrote a book on this a number of years ago that touches on a lot of these things, but it was focused on my specialty, "Energy Efficient, cost effective homes".

I'm also going to add some outdoor(deck) space and update the kitchen with new cabinets and countertops(modernize) as well as take out the carpet and put down lvp flooring.

Also, even an old beat up floor looks decent and bedrooms usually have a lot of furniture so you can only see a small part of the floor anyways and tenants may even put down a throw rug.
