If its general information, Bigger Pockets has a ton of info that you can learn at your own speed, just type "STR" or "Short Term Rental" in the search bar and a bunch of info will show up. 

And for rental houses. this is not common and absolutely  crazy to do a deposit over maybe 5k or 10k..

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

So you can have section 179 losses for your rental even if the rental isn't generating positive taxable income, as long as you have other active income.
