Definitely join your local chapter of REIA (real estate investors association) or join one of the ones that are fully online (Columbus and Cincinnati).

That was their words- not mine.I remember watching a video done by the National Real Estate Investor Association online interviewing Ohio ( I believe) real estate commission.

I know the 2 str units would represent a nuance to most banks but I've seen a few programs that are okay with it even on 5 + MF.  

Build your knowledge with books, podcasts, and online resources, and network through local REIA meetings and virtual platforms.

We rent to plenty of S8 applicants; I've always believed the standard of care they exude is as high if not higher than "market" applicants because they'll get kicked out of the program if they don't.

It’s worth having some conversations with a lender who offers DSCR or similar programs.
