Cozy has the payment lag time (5 days is a long time, especially when ACH's are same day now), no app and not as easy to track expenses.

Did you guys pay the $5 month so the tenants won't have the ach charge?

-Current tenets do not have the best credit-tenets do not have 20% down payment-If I increased rent to the max $1250 i see them moving I would like to sell to the existing renters to reduce the sales fees and the head ache of having to list and move them out to paint, replace carpet, etc, plus they are really good peopleIm seeing my options as:1: Normal sale...and move them out(realtor said not to many investors in the area are paying $225k for a $1100 a month profit)2: offer to them and hope they can figure out traditional financing 3:?????

My personal accounts have a POD/TOD beneficiary, so for purposes of easy transition upon my death (and to keep things simple - at least that was my goal) they effectively function the same way as a trust account would (only they're not technically trust accounts).Most of my periodic cash flow from these syndications comes back into my personal checking account via ACH. 

We either wire or ACH the funds directly into our borrowers account.Sometimes, we will pay the contractors directly for the borrower (my accountant hates that I do this - 1099's up the wazoo).Our borrowers & their contractors love getting paid this way.

That is some very powerful leverage with you doing some muscle to get the engine running instead of buying the deal.Yes 40-50% is a wise suggestion.

So NEVER buy anything that has a chance of flooding DEFINITELY not worth the head ache!!

At some point switched over to ACH autopay; there are many options, your bank might offer one or you can just use cozy.We are pet friendly and always have been.
