Are you kidding me, have you been to any of those areas?

I think pre-approval letter is all that’s needed to prove you are a qualified buyer.They probably want info such as, are you married with kids, how many bedrooms you looking for etc.

@Luke Bricca Yesss...my heart is really in renovating and giving houses a new life (did that with my own house pretty much) but alas I live in the Bay Area so there is nothing I can afford here....or anywhere nearby really... plus a small kid (so travel is hard), so hard to travel frequently and supervise a contractor, etc. 

Now, if you get married and have kids, then the plan gets tougher.

They have helped my parents retire comfortably, paid my kids way through college and been a great way to store and build wealth.

There is a good chance that the tub would only be used for kids and kids want mom and dad's tub anyway. 

I have noticed my problems occur almost exclusively with the smaller/cheaper homes that attract single people or unmarried couples, usually without kids.

Sorry, i have been doing this for about 5 years, but never ran into someone bringing in their adult kids in after leasing.Maybe that's it. 

He took depreciation on the prop, claimed the kids I’ve had primary custody of, and likely pocketed the returns.I am in the process of trying to engage a communicative/experienced accountant to assist in cleaning this mess up asap and fortunately our amazing bookkeeper of approx 8 years is very knowledgeable and responsive.

We didn't have AC when I was a kid and it would get to over 90 degrees in the house.
