I have seen a retrofitted single family home with a zoning change, which did require ADA compliant modifications; the same was not true for a large single family home with traditional zoning being operated similarly).

problem is, you don't have full view of the balance on the 1st specially if they did a loan modification and the modification is not recorded.

I'm no ADA pro, but I feel like I remember reading in multiple books that landlords HAVE to comply with requests like this (as long as they don't significantly alter the property/structure) but all modifications are at the expense of the tenant.

If it is a month-to-month lease, (written or verbal) you must honor it on a month-to-month basis, which means you can make modifications with 30 days notice (unless the lease says otherwise).

I ask the current tenant to notify me 60 days prior to lease end if they don't intend on extending the lease (always a clause in contract)2] The smaller the gap the better but totally depends on repairs/modifications/upgrades you intend on doing to the property before new tenant starts.
