Cash offer do carry weight as they can close quicker, don't need appraisals etc, but as an agent that works with buyer and sellers, I've seen it many times where a seller will pick a different offer due to some connection to the buyer (ex military, young married couple just starting etc) They want to know its NOT going to an investor specifically. 

MTRs may be more favorable near Ft Sam Houston with the military hospital (basically central SA). 

I am military and one of my favorite methods is targeting fellow military members and buying the homes subject to the existing loan since many members move every 2-3 years and often don't have sufficient equity built up to really make selling the traditional way and paying agent fees worth it especially if they bought using a 0 down VA loan which is very common. 

It is a much more affordable market to get into, yet we are seeing great appreciation returns, with a stable job market to include education, solar, energy, manufacturing and military presence requiring housing for all.

Hello Jody,Thank you for reaching out, as I have mentioned in a couple other posts, I’m still active duty military, and will be retiring in October of this year.

If the higher insurance rates are a concern for you I suggest staying away from the high rises for now.We are surrounded by multiple military bases so there is always someone buying, selling or looking for rentals in our area and surrounding areas.

With the realization that I could but and hold with some success in a military area, I decided that investing in real estate would be a good secondary source of income.
