He wanted it all sold as a single package with no owner financing.  

I would also INSIST that the seller have independent legal representation before I entered into a contract with an owner occupant.  

I like A better personally as it feels a little less cramped but it's a toss up.

Also, focus on 2 years of job/income stability.Class D Properties:Cashflow vs Appreciation: Typically, all cashflow with little, maybe even negative, relative rent & value appreciationVacancy Est: 20%+ should be used to cover nonpayment, evictions & damages.Tenant Pool: majority will have FICO scores under 560 (almost 30% probability of default), little to no good tradelines, lots of collections & chargeoffs, recent evictions.

The current owner lives there and had someone paying to a trailer in the back yard all the way in the back. 

Which of the two scenarios are we talking about: Subject-to or Owner-financed wrap? 

You'll also need to know your rights because the Review Boards often try to intimidate owners.

Through reading and learning this criteria a little more I happened to stumble upon Bigger Pockets and I am more than thankful for that.
