On top of the "and or assigns" language, you have to have a marketing clause (assignability clause) that states that Buyer has the right to assign and market its contract interest in the Property at Buyer's sole discretion.

In this scenario the seller is trying to back out of a legitimate sales contract, so the buyer has a legitimate case to file suit, no slander of title.Since we don’t know the language used in the request for repair/price reduction, we don’t know if there is still a valid contract.
